Airdrie’s real estate market mirrored that of Calgary’s in many respects last month.
1. Overall sales were at the second highest August total ever. A total of 133 homes sold during the month, one fewer than a year ago.
2. Single family sales were down y/y while condo-apartment sales saw a significant increase.
3. Inventory grew from year ago levels. There was a total of 268 homes for sale at the end of August, a 31.4% increase year-over-year.
4. It was still a seller’s market during August. The inventory absorption rate was two months with a sales-to-new-listings-ratio of 71%.
Airdrie average prices overall were down -1.45% from last August while the median increased 5.95%. Year-to-date, the average price has increased 9.02% and the median 10.54% from the same period a year ago.
