Airdrie home price growth slowed slightly in July from the blistering pace of the previous few months as both sales and new listings climbed to record levels.
Year-over-year, the average price of Airdrie homes overall increased 2.29% while the median was up 5.37%. Between January and July, average prices have increased 10.57% and median prices 11.11% from the same period last year.
Although condo-apartments have posted strong YTD Y/Y price gains of over 8%, prices remain far below peak levels.
Overall sales climbed to a July peak of 182, a 22.97% increase from last year. With 1,081 home selling year-to-date, we’re on pace for a new annual record.
No doubt fueling the rise in sales was the added inventory available. New listings in Airdrie totaled 207, up 37% y/y to a record July level.
Inventory grew by 33.85% to 257 by month’s end but still was the second lowest July level since 2006.
