CREB® will be posting the month-end stats on Friday, but here’s a quick update in the meantime.
Month-to-date sales are up only 0.89% year-over-year. However, the 2049 sales is still the second highest tally for July through four weeks.
After a slow start to the month, Calgary luxury home sales picked up steam and have broken last July’s record. A total of 69 homes have sold for a million dollars or more so far this month, a record high for July.
Looking at the overall real estate market, the Calgary Stampede didn’t have any meaningful impact on sales activity. It was actually a touch busier during the first two weeks of the month: between July 1-14, a total of 1029 homes sold compared to 1020 sales between July 15-28.
The rise in new & active listings has resulted in a cooler market than this time last year, however the sales-to-new-listings ratio remains above 60% indicating further pressure on prices and an overall market that’s still in favor of sellers.
