The only thing holding back Airdrie’s real estate market from its potential was a lack of supply. That obstacle was removed in June as new listings jumped 53.6% and inventory increased 16.6% y/y.
With the increased selection, activity skyrocketed during the month to the highest June level ever. A total of 197 homes sold in June, a 57.6% increase from a year ago and nearly double the 10 year average.
Overall annual price growth for the month and year-to-date was in the double digits: 12%.
With an inventory absorption rate of only 1.3 months and a sales-to-new-listings ratio of 78%, Airdrie’s real estate is firmly in a seller’s market and many homes are selling at list price or higher.
