A total of 79 properties comprised of 75 single family and 4 condos sold for $1M or higher during April, a new peak for the month and a 23.4% increase year-over-year.

It’s the second straight month with 79 high-end sales and the first time since 2009 that sales didn’t decline month-over-month from March to April.

Year-to-date luxury sales have totaled 265, a 12.8% hike from the same period in 2013.

The 79 sales is the third highest monthly total.  May 2013 was the busiest month with 83 transactions followed by May 2012 which had 80.   If the previous two years are any indication, this May will be another busy month for the luxury market.

The community of Pump Hill saw the most activity with 5 sales, followed by Altadore/River Park, Elbow Park/Glencoe, Springbank Hill, West Hillhurst, and West Springs each with 4 sales.

A unit at THE RIVER in Mission was the most expensive property sold during the month, selling for $3,190,000.  Possession isn’t expected until next April.

There are currently 421 single family homes and 51 condominiums for sale with an asking price of $1M or higher.
