Do you think we can finally put the snow shovels away? I’m a native Calgarian and the weather this past month has even gotten to me 😉 . At least Calgary’s real estate market is behaving the way it should during the spring.
After 3 weeks, overall Calgary sales are up 3.51% y/y and 8.5% above the sales average of the previous 10 years.
Average & median annual price growth for all three housing categories is north of 5% with the single family segment showing the largest gains.
An increase of new listings has eased some pressure off the market, but with the sales-to-new-listings ratio still above 60% across the board, conditions still favor Calgary sellers. This is evidenced by the fact that over 1 in 5 buyers (21%) paid above asking month-to-date, and by an average of $7,257.
