The purpose of marketing your property on MLS® with professional photographs, virtual tours, floor plans and a detailed description is to get as much exposure and generate as much interest as possible. The more eyes on your listing, the greater chance of getting your desired asking price.
But some sellers shoot themselves in the foot by neglecting one important point: what good is all that marketing if buyers aren’t able to view the home at their convenience?
I’m baffled why some homeowners would opt to list with an agent that doesn’t provide an electronic keybox as part of their listing service. It allows for Buyer Agents to show the property when the seller isn’t home. In fact, it’s preferable that the seller isn’t present during the showing. Buyers can be at ease, take their time, and discuss the home with their agent.
Here are some features of Supra iBox I use with my listings:
The Supra iBox is an electronic keybox which means you need an electronic key to access. Each electronic keybox has a unique access code that I provide buyer agents when they contact me to schedule a showing. Without this code, the lockbox cannot be accessed.
Additionally, each electronic key has its own passcode. Even if an agent has their access key stolen, it won’t be of any use without that code.
With the Supra iBox you can customize access hours for weekdays, Saturdays and Sundays. For instance, you can set showing hours for only between 9:00am and 10:00pm. That means the iBox cannot be accessed outside that time period.
Each time an iBox is opened, both the key and iBox record the date, time and the identity of the keyholder. I also receive an email alerting me that a showing is in progress. I then am able to send detailed reports to my clients about the showings that have taken place.
I’ve seen some listings with construction lockboxes. I don’t advise this for several reasons:
- anyone that knows the 4 digit code can access the keys
- there’s no way of knowing when the keys were accessed or by whom
- the keys can be accessed anytime, even in the middle of the night.
