December 1-28, 2013 Calgary Real Estate Market Update

Calgary home sales month-to-date (1,105) have already surpassed the December month-end totals of the previous three years.   Sales are on pace for the best December tally since 2007.

The average price of a single family home is up 5.57% y/y to $526,891 while the median is up 10.24% to $463,000.    We’ll have a new peak  for December prices at month-end.

Condo-Townhomes are on track to post a new record high for the month of December too.   The average price has increased 10% y/y to $335,223 and the median has jumped 22% to $317,500.   December 2007 currently holds the record for the month with an average price of $328,671 and a median of $302,500.

Last December, Condo-Apartments hit a new average price peak for the month but it looks like we’ll fall shy of that level.  The average price is off by -2% and the median is down nearly -5% y/y.

In the luxury segment, a total of 36 homes have sold for $1M or more.  The December sales record is 39 set last year.  A new monthly sales peak has been posted since February.  Will the 10-month string be extended?
