It wasn’t only Calgary that experienced a busy August real estate market. Sales surged on a year-over-year basis in most surrounding towns as well. Here’s a quick overview:
In Airdrie, the single family and condo-townhome segments were the most active with 109 and 22 sales respectively. Overall sales amounted to 134 – the most sales ever recorded for the month of August.
Single family home average prices were up 3.18% from last August to $395,369 while the median slipped -0.55% to $379,900.
The Sales to New Listings ratio for SFH was at 88.62% and at 100% for Townhomes indicating sellers had control of the market. Apartments, however, were at a dismal 17.65% and had an inventory absorption rate of over 7 months. Despite those figures, YTD price growth for Apartments are outpacing both SFH and townhomes.
