Calgary Inventory At Lowest Level Since 2006

You’re not imagining things if you think there are fewer ‘for sale’ signs around the city compared to previous summers.   The amount of single family homes for sale last month was the lowest June level since 2006.

Inventory levels for every month this year have been lower than the corresponding month for each of the previous five years

There are currently 3,152 single family homes listed, a drop of -16.66% year-over-year.

Condo-Apartment active listings are down -26% year-over-year, while Condo-Townhomes are down  -33%.

    Nice job.

    Compared with 2006, the inventory is still twice as much. That explains why the house market is hot, but not as the hot as we saw in 2006. How the city decides to restrict the new communicities will likely affect the lot price, but there is no update so far.

    There have been 201 sales over $800k in Zone A (NW) year-to-date. Last year during the same period there were 154 sales. That’s a 30.5% y/y increase…

    Any community in particular you’ve been tracking?

    There have been two sales over $800,000 in Royal Oak in the first 6 months of 2013 which is the same as the first half of last year.

    The second half of 2012 saw 5 sales in the $800k+ range…so compared to then, yes it has been slower.

    I just noticed your property is listed…it would be best to speak with your agent directly about market activity in your area.
