Calgary Luxury Home Market Report: June 2013

June was another busy month in the Calgary luxury home market with several new records set.

A total of 74 properties comprised of 67 single family homes and 7 condominiums sold for $1M and over during the month, a 27.6% increase year-over-year and the highest June sales tally ever.

The most expensive sale of the month (and an all-time record) was this Crescent Heights home which sold for $11.1M

The highest ever total was set a month earlier in May with 84 sales.   June’s 74 sales is tied for the 3rd highest monthly total:

1.   May 2013: 84
2.   May 2012: 80
3.   June 2013: 74
3.   March 2013: 74
4.   April 2013: 65

2013 Q2 has been far and away the best quarter on record with 223 properties selling for a million and above, a 20.5% increase over 2012 Q2 which had previously been the best quarter.

Year-to-date, there have been 394 high-end sales compared to 299 in 2012.

In just six months, luxury sales have already surpassed the year-END totals of 2010 (365 sales), 2009 (337 sales) and 2008 (369) and closing in fast on 2007 (458) and 2011 (446) totals.

The most active community in June was Springbank Hill with 8 sales, followed by Elbow Park with 6.  All 6 homes sold before the flooding…
