Airdrie Real Estate Market Report: February 2013

For just the second time, and in as many years, a home in Airdrie sold for over $1M on MLS®.

The estate home located in Airdrie’s SW community of Coopers Crossing sold for $1,075,000.   That’s just below Airdrie’s current record price of $1,100,000 which was for another home in Coopers Crossing that sold in March 2012.

Sales in Airdrie experienced a sharp decline from the year before.  Overall sales were down -27.68% y/y in February.  Year-t0-date, that figure is -10.34%

The good news is that prices managed to climb during the month across all three market segments (see chart below), but if sales remain low and listings stay on pace, you won’t be seeing much in the way of upward price pressure.  Through 2 months, the overall average price is up 2.18% while the median is up 1.23% from the same period in 2012.
