Year-over-Year Comparison, January 2012 in brackets

Single family home sales were up year-over-year for the 12th straight month and set record high prices for the month of January.

  • Sales were up 15.2% to 879  (763)
  • Avg price increased 12.74% to $496,579  ($440,478)
  • Median price was up 10.25% to $435,500  ($395,000)
  • Active listings were down -28.89 to 2,075  (2,918)
  • New listings were up 1.34% to 1,737  (1,714)
  • Days on market: 47  (59)
  • Inventory Absorption Rate: 2.4  (3.8)

Condominium – Apartments

  • Sales were up 13.97% to 204 (179)
  • Average price was up 13.09% to $280,273 ($247,837)
  • Median price was up 11.36% to $245,000 ($220,000)
  • Active Listings were down -31.11% to 640 (929)
  • New listings were down -10.71 to 45o  (504)
  • Days on market:  62  (63)
  • Inventory Absorption Rate: 3.1 (5.2)

Condominiums – Townhomes

  • Sales were up 16.67% to 147  (126)
  • Average price was up 7.61% to $320,590 ($297,918)
  • Median price was up 2.89% to $285,000  ($277,000)
  • Active Listings were down -29.04% to 369  (520)
  • New listings were down -1.92% to 306 (312)
  • Days on market: 51  (60)
  • Inventory Absorption Rate: 2.5  (4.1)
