Single Family Homes
Year-over-Year Comparison, December 2011 in brackets

Single family home sales were up year-over-year for the 11th straight month in December, but at 3.91% it was the lowest increase during that period.  (November sales were up 5.45%)  Only January was down year-over-year in 2012.

Prices – both median and average – set a new peak record for the month of December.

  • Sales were up 3.91% to 745 (717)
  • Avg price increased 9.15% to $496,636 ($454,992)
  • Median price was up 6.33%   to $420,000 ($395,000)
  • Active listings were down -31.28% to 1,859 (2,705)
  • New listings were down -16.87% to 626 (753)
  • Days on market: 51  (57)
  • Inventory Absorption Rate: 2.5

Condominium – Apartments

Average prices set a new December record high, while the median was second only to December 2007’s $268,000.

  • Sales were up 19.67% to 219 (183)
  • Average price was up 12.72% to $304,421 ($270,063)
  • Median price was up 6.12% to $260,000  ($245,000)
  • Active Listings were down -31.30% to 553 (805)
  • New listings were down -28.14% to 143 (199)
  • Days on market:  67 (67)
  • Inventory Absorption Rate:  2.5

Condominiums – Townhomes

After being up 32% y/y in November, townhome sales dropped to -4.8% in December.

  • Sales were down -4.8% to 119 (125)
  • Average price was up 4.49% to $305,676 ($292,548)
  • Median price down -6.14% to $260,000 ($277,000)
  • Active Listings were down -35.28% to 310 (479)
  • New listings were down -8.87% to 113 (124)
  • Days on market: 51 (61)
  • Inventory Absorption Rate: 2.6
