Single Family Homes
Year-over-Year Comparison, November 2011 in brackets

Single family home sales were up year-over-year for the 10th straight month in November, but at 5.45%, it was the lowest increase  during the run.  August had the second lowest increase at 6.18%.    So far in 2012, only January has been down on an annual basis.

  • Sales were up 5.45% to 1,006 (954)
  • Avg price increased 4.15% to $488,311 ($468,861)
  • Median price was up 3.8%  to $420,000  ($404,750)
  • Active listings were down -29.61% to 2,586 (3,674)
  • New listings were down -9.25% to 1,157 (1,275)
  • Days on market:  49 (52)
  • Inventory Absorption Rate: 2.6

Condominium – Apartments

Average prices were skewed in part to presales at the River (See blog article)   All indications were positive except for DOM which increased by 2 days from last November.

  • Sales were up 4.98% to 253 (241)
  • Average price was up 21.64% to $310,496 ($255,267)
  • Median price was up 13.5% to $260,000  ($229,000)
  • Active Listings were down -22.15% to 819 (1,052)
  • New listings were down -15.38% to 286 (338)
  • Days on market:  58 (56)
  • Inventory Absorption Rate:  3.2

Condominiums – Townhomes

While townhomes were selling over a week faster and sales were up 32%, the median price saw a small decline of 0.36%

  • Sales were up 32% to 198 (150)
  • Average price was up 3.70% to $315,381 ($304,114)
  • Median price was down -0.36% to $289,450 (290,500)
  • Active Listings were down -30.39% to 426 (612)
  • New listings were down -16.07% to 188 (224)
  • Days on market: 50 (59)
  • Inventory Absorption Rate: 2.2
