It was a positive month in the Calgary real estate market for the single family home segment.

The average price increased +4.85% from last July to $478,528 but was off -4.7% from May’s 2012 peak of $502,026 and down about -2% from the previous month.

July’s median price increased +2.55% y/y  to $419,450 but was down -2.5% m/m.

Sales shot up 21.37% to 1386 from last July, but continues to slow this year after peaking at 1710 in May.  However, this is more due to seasonality than anything else at this time.
