Single family home prices & sales retreated from May but were up from year ago levels.

June’s average price was $489,271, down -2.54% from May but an increase of +1.87% from last June.

Sales fell nearly -6% between May and June, with a total of 1609 homes selling.  Still, that was a marked  increase of +16.17%  y/y.

Compared to the first half of 2011, sales are up 18.53% this year. The average price increase has been less dramatic:  up 1.68% y/y.

A total of 593 units sold in June, garnering an average price of $311,577 and a median of $272,000.

That means sales were down -12% from the 675 recorded in May, but increased +2.4% from June 2011.

The average price increased +3.3% from the previous month and +5.1% year-over-year while the median increased $2,000 or +0.7% m/m and $5,000 or +2.6% y/y.
