Record August Prices, Second Highest Sales

City of Calgary home sales amounted to 2,196 which was a 27.53% year-over-year increase and the second highest August total.  (August 2005 had 2,326 sales)

The average price was up 8.8% from last August  to $453,752 while the median increased 6.4% to $399,000.    Those are the highest August prices ever recorded.

Single Family Homes

Average & median prices were record highs for August.  Sales amounted to 1,517 which was the second highest August total.

  • Sales increased 29.99% to 1,517 (1,167)
  • Average price was up 8.74% to $517,234 ($475,679)
  • Median price increased 7.12% to $449,900 ($420,000)
  • Active listings were down -21.05% to 2,791 (3,535)
  • New listings increased 8.78% to 1,969 (1,810)
  • Days on market:  37  (43)
  • Inventory Absorption Rate:  1.8

Condominium – Apartments

Unlike the SFH market segment, condo-apt prices are still recovering. In August 2007, the average and median price were $306,173 and $287,000 respectively.

  • Sales increased 26.03% to 397  (315)
  • Average price increased 5.63% to $297,807 ($281,941)
  • Median price increased 1.96% to $260,000 ($255,000)
  • Active Listings were down  -35.21% to 690 (1,065)
  • New listings were down -3.02% to 450 (464)
  • Days on market:  43 (52)
  • Inventory Absorption Rate:  1.7

Condominiums – Townhomes

  • Sales were up 17.5% to 282 (240)
  • Average price was up 7.27% to $331,793 ($309,309)
  • Median price increased 7.9% to $309,400 ($286,750)
  • Active Listings were down -28.6% to 417 (584)
  • New listings increased 14.89% to 355 (309)
  • Days on market:  34 (50)
  • Inventory Absorption Rate:  1.5
