Read between the lines

I was surprised to read the following headline yesterday:

    The article focuses on a drop of NEW listings, making little mention of the total inventory.  Inventory levels are climbing back up – granted, not as high as April-May-June, but that is offset by lower sales volumes now.  In September there were almost 5 months of SFH inventory, and almost 6 months worth of condos

    SFH inventory levels currently are on par with last year, however there are approx 400 more condos for sale compared to October 2007’s month-end.  Pending sales are lower, and looking at 421 sales thus far in October, it will be a stretch to break 1000 SFH sales this month. (Oct 2007 had 1113 SFH sales)

    Seller’s market returning?  I don’t think we’ve even transitioned from a buyers market to a balanced market yet.

    Last month there were more VACANT CONDOS (962) on the market, than TOTAL CONDOS for sale in:

    • Jan 2007 (886)
    • Feb 2007 (654)
    • Mar 2007 (726)
    • April 2007 (898)

    Don’t just skim the headlines, and look beyond just the stats quoted in articles. It’s important to do this for all positive or negative real estate news reports.

    Calgary MLS Inventory and Vacancy levels (and Insuring Vacant Homes)

    Although the amount of vacant homes on MLS hit their peaks in early Spring – levels remain high.  It is interesting to note that there are now more vacant condos for sale than there were total condos for sale early in 2007.

    At the end of September, 28% of SFH’s for sale in Calgary were vacant, 36% for condos.

    Vacant homes and Insurance
     
    With high inventory levels, more vacant homes are staying longer on the market.  This will vary by policy, but usually Canadian insurance policies do not provide property insurance if the home is vacant for more than 30 days. If you are moving out for a longer period before the new owners take possession, make sure you verify insurance coverage.
     
    Steve McLinden of Bankrate.com writes: “Insurers in general don’t like to cover vacant homes. That’s because such occurrences as theft, vandalism, fire and water damage are far more likely to happen in vacant houses than occupied ones and the resultant damage is more likely to be worse because no one is around to report it or stop it.”

    If you’re selling a home, and it’s vacant – make sure you verify that your policy still covers you.

    Airdrie MLS Stats, Case-Shiller, and Info

    The City of Airdrie is one of the fastest growing  communities in Canada, with a current population of 34,116 (2008) an 8.5% growth over 2007. Airdrie is located only 6 km north of the Calgary along the Queen Elizabeth II highway, and only 32 km north of Calgary’s downtown.

    Of those that responded to the 2008 Airdrie census, the majority of those living in Airdrie are owners (76%) while almost 11% are renters.

    As a bedroom community of Calgary, Airdrie isn’t immune to decreasing house prices.

    The price spike in August could be attributed to the low sales volume (Single Family Homes) representing a smaller cross-section of the real estate market.  (The average-sized home sold in August was 1678 sq ft, compared to 1535 sq ft in September)

    As of September 2008, nearly 40% of  SFH’s in Airdrie are VACANT (compared to the 28% currently vacant in Calgary)

    Buyer’s Guide: Homezilla

    Thank goodness for innovators like Sandy Ward, Founder of Homezilla, who has created a fantastic tool for homebuyers researching homes and communities.

    I loved the simplicity and ease of use.  Just enter in a postal code, city, or address, and voila!  A map, complete with a snapshot of the demographics of the area, closest schools, restaurants, parks, public transit, and more.

    For instance, I entered in my address, with the “Schools” checkbox selected as default.  The map then populated with all the nearest schools, complete with distances, addresses, phone numbers, district, and grades (K-4, etc) You can even save your search in a link (ala Google maps) and forward it.

    The only noticeable downside is that there are no MLS listings attached to the maps, but that may be added in 2009.
