Open Discussion on Calgary Real Estate

What an interesting year it has been thus far – we’ve seen it all! From multiple bid scenarios this Spring, to sellers drastically cutting prices this Fall. Calgary reached record high average prices this summer. MLS listings keep on increasing, when historically they’d start to dwindle off in the final months of the year.

I’d love to hear everyone’s opinions. All viewpoints (bearish & bullish) are welcome – let’s just keep the discussion respectful :)

I’ll continue to update the MLS Daily Stats at FindCalgary.ca – so everyone can have a transparent view of what’s really going on in Calgary without having to wait for the month end results.

  1. Thanks for providing these stats. I also like to see a “high price of the day” category, as well as an “underlist” and “overlist” categories with the actual sale price and nominal/percentage amount below/above list if possible.

  2. I’ll start adding those stats tomorrow.

    I can see why the underlist/overlist category isn’t too useful right now without having the actual selling price or % amount to base it on.

  5. Why are your stats different than CREB?

    CREB
    Active Listings: 5264
    Avg SP, Last 30 Days: $448,570
    Median SP, Last 30 Days: $404,111

    Your site:
    Active Listings: 5241
    Avg SP, MTD $450,500
    Median SP, MTD: $400,000

  6. Hello Don,

    For those particular stats, CREB’s is the average for the past 30 days, while I’m providing month to date stats (ie. Nov 1st to 14th)

    As for active listings, I post the active listings at the time I updated my website so it’s bound to vary throughout the day.

  8. Just an interesting stat:

    Pending sales as of Nov 21st:

    SFH: 311, 7 with a LP of $1M+ and 1 with a low LP of $150k. Average pending LP: $463k.

    Condo: 169, 1 with a LP of $1M+ and 2 with a low LP of $129k. Average pending LP: $307k.

    SF: 290 pending sales. 3 with a LP over $1M. Average pending sales amount: $448,947

    Condos: 114 pending sales. 1 with a LP over $1M. Average pending sales price $324,818

    It’s a little odd that Dec 3rd Condo daily stat has

    Avg Price and Lowest price the same amount
    and
    Median price is lower than the lowest price.

    Am I out to lunch?????

  12. No, it appears I was the one out to lunch. Thanks for catching that! The Condo “Lowest Price of the Day” has now been fixed.

  14. Great job,I use this site every day,but have to say the first page looks too cheesy!!! unlike the rest of the site. dont like the thick red and all over the place stats.

    About the all over the place stats, do you mean that the statistics table isn’t showing up correctly? What browser / OS are you using?

    Hopefully if I get more info I can try to fix the layout for you.
